Does Avalon really need more ratables?

Avalon - Does Avalon really need more ratables? Easements, variances, more pools, and smaller front, back, and side yard setbacks result in less impervious surface and increased flooding. Construction of homes on the Avalon Anchorage site is bad enough, why overdevelop 7th St. too? Where's all the money going, and why don't residents ever get a tax break in the face of these ever-increasing ratables?
