I think a beneficial use of space at the CMC airport would be a tractor trailer/commercial driver's license school. There is lots of space and little traffic, so it could be done safely. Do it through the County Vo-Tech school and have the course certified by the Professional Truck Driver's Institute. It could also handle bus and limo drivers for schools and Atlantic City respectively. Truck drivers can make $35-40k plus benefits in the first year with just a high school education, and there is a shortage of drivers. Many companies reimburse tuition if you stay with them for a year or so.
