Lower Township

Lower Township’s housing market is tilted. Short-term rentals generate a 3% occupancy tax for the town and higher gross profits for owners, year-round residents are being pushed out. The township and landlords have clear financial incentives to favor tourists, yet there is no local occupancy reward for long-term stability. Beyond state-run programs like the NJ Landlord Incentive Program, we need local action to make long-term renting viable. Without balancing these incentives, we risk losing the workforce and families that keep our community running after the tourists go home.
