Erma - To a N. Cape May spouter asking why evaluations have risen in NCM and Town Bank but not other parts of Lower Township, those evaluations are based on property values. Have you not noticed that NCM properties are now selling to the people who used to look for summer and retirement homes south of the Cape May Canal? NCM has become a hot spot for tear downs and conversions to McMansions. Those of us in parts of Erma are suffering decreased value, as Rio Grande problems spread south.
