And let's be honest- how many local people decided not to pay rent, even when they had the money. How many, 5% TO 20% Destroyed housing with the mindset of " it's not mine, so I don't care?" Look at N.J. tenant laws- they are biased against landlords. Landlords took tenants to court for back rent and damages. Judgements were erased by bankruptcy court. You reap what you sow.
