Cape May - It is illegal for a landlord to charge first and last months' rent and security. You can only legally ask for first month's rent and up to 1.5 months worth of security. Do not let landlords get away with asking for the sum of 3-3.5 months worth of the rent just for you to move in. You can look this up in any book or the state's website on Landlord/Tenant Law in New Jersey.
