Avalon - Hotels have their place in a resort town as part of the Master Plan. To propose a hotel in an already congested area not zoned for such, shows little regard for the citizenry. The nearby homes did not sign on for resident parking permits, noisy wedding/banquet traffic or a hotel, pool and rooftop bar towering over their modest bungalows. Families who live over the 21st St. bridge did not sign on to dodge traffic as they walk the block on their way to the beach. Traffic and parking are just some of the reasons why a use variance should not be granted for Avalon's boutique hotel.
