The five-story structure is not in keeping with the surrounding two-story buildings, the rooftop pool and bar would create light and noise pollution, employee and customer parking would be inadequate, there are traffic and safety concerns and lot density would be excessive. A good businessman and neighbor could come up with a conforming use, such as retail, thus creating rateables and good will.
