Villas - Very few "Renters" take care of a property, especially a single family dwellling. I am speaking from both a property owner with two adjoining properties that are rentals, and also from a landlord's perspective. On July 1, an 1/4 full iced bottle appeared in thier driveways. Here it is 8/17 and it is still there along, with other trash in the driveway. Everyday at twice each day three people pass by it, totally ignoring it and not picking it up. These are 30-somthings that work.
