The island is overbuilt and overpopulated. Level most of the buildings and make a massive parking lot with shuttle service to the beach and boardwalk. The city will make a fortune. Pacific Ave. is no longer a destination. Hasn't been for years. The beach and boardwalk are the attractions and money makers.
