I read daily complaints about overdevelopment in Middle and Lower Townships. Your fate was sealed 55 years ago when your municipalities signed on with the CMC MUA. Formed for the good reason of curtailing pollution of the back bays and ocean, the MUA also allowed for the sewering of mainland communities. This removed any environmental constraints on lot size. Your masterplans are based on this and your zoning ordinances, which planning boards must follow, are derived from your masterplan. If you want to slow development you have to change the masterplan.
