Cape May County is estimated to have 2,000–2,600 short term rentals, compared to only about 100–250 long term rental units available at any given time. That means there are roughly 10–20 short term rentals for every available year round rental. If just 10% of existing short term rentals became long term housing, that could add approximately 200–260 units for local residents. What incentives can local governments offer to encourage this? Could a portion of short term rental occupancy tax revenue support landlords who provide year round housing for our workforce and community?
