The bungalow replacement business is overdue for disruption. I'd take the old bungalow and raise it so it's the third floor. No problem, we can put a man in the moon. I'd add some decks. The new second floor is the modern house, including a great room for the grandkids to bounce off the walls and a big TV for me to watch the Big Five in winter when you all go to Florida. The first floor is just the shower, storage for fishing gear (maybe bocce down there!), but nothing fancy because it may someday become part of the estuaurine. Nothing is forever. I'd disrupt it myself if I wasn't so busy
