I hope the spout about Avalon's lack of financial and ethnic diversity was a tongue-in-cheek comment. Look at the prices of real estate on the whole Island and the lack of financial diversity is pretty easy to understand. The average sale price of homes in Avalon over the last month was $1.25 million. Lots of folks earning $50-$100K find that kind of real estate just a little out of reach. As for ethnic diversity, there were 4 African Americans, 4 native Americans and 3 Asians living there according to the last census. I suspect a relationship between financial and ethnic diversity.
