I recently bought a property in Wildwood. The appraisal, paid for by a private, independent third party during the mortgage process, came in at $25,000 under city-assessed value. Now we get a letter from the city notifying us of an 11 percent increase in property value, making the new city-assessed value, which are supposedly based on the real estate market, $56,000 above the appraised value, meaning the value I will be astronomically taxed on is $56,000 more than my property is actually worth. That is an absurd leap in value with no explanation or forewarning by the city.
