The latest renter trend is moving in, paying for about three months, then stop paying any rent at all, knowing that it takes about four months to get them out. So basically, they pay six months rent a year and destroy property along the way. Be sure to check references and call the court to see if they have ever been taken to court before for landlord/tenant disputes.
